Aesthetically Not My Favorite

Recently installed by a contractor for a customer.  Great craftsmanship, but aesthetically not my choice.  Well, there is wide plank simulated porcelain flooring and giant subway tiles.

Cotton Insulation

I stopped by Green Depot to get a first hand look at this cotton insulation made by Bonded Logic Inc.  The product is called Ultra Touch.  I like it.  I have never been completely happy with other insulation products.  Most insulation products have a drawback.  Fiberglass insulation can be hazardous to your health during installation and removal, and polystyrene insulation produces carbon monoxide when it burns. 

Answers.com - Polystyrene is classified according to DIN4102 as a “B3” product, meaning highly flammable or “easily ignited.” Consequently, although it is an efficient insulator at low temperatures, its use is prohibited in any exposed installations in building construction if the material is not flame retardant.

Made from cotton fibers recovered from blue jean and other textile manufacturers, UltraTouch insulation offers excellent thermal and acoustical performance.

Just missed the open house for this recently constructed townhouse at 104 River Street, Liberty Harbor North, Downtown Jersey City.  Advertised by Weichert Realtors in the Jersey City Reporter as a 3,532 square foot brick building with 5 bedrooms, 3.5 baths and an elevator for $1,495,000.

Library Hall Lofts - Bergen Hill

Library Hall is a 19th century structure at 704 Grand Street undergoing a residential conversion in Jersey City, NJ. The conversion of this 140-year old structure will result in 12 loft style condominiums, 11 parking spaces and 2 street level commercial condominiums.  Library Hall is near Downtown Jersey City at the corner of Grand Street and Summit Avenue, and is only accessible by bus and car.  The building has some interesting floor plans.

Hotel Project, Liberty Harbor North, Downtown Jersey City

An old article in the Jersey Reporter, ”Several New Hotel Projects Underway”, dated July 2006 makes mention of Tramz Hotel Group Condominium proposed development of a Hilton Hotel. Some information on the Jersey City Redevelopment Agency website includes the following description: a 16-21 story hotel consisting of 342 rooms under the Hilton flag.  A development map of Downtown Jersey City places this proposed hotel on the Morris Canal overlooking Liberty Sate Park just west of Marion Blvd (see below arrow).  Unlike most Downtown Jersey City Hotels located on the Hudson River with views of the Manhattan skyline, this proposed Hotel would instead overlook Liberty State Park and Liberty Landing Marina.  Building a hotel in this location is an indication that being close to Liberty State Park and a marina has its unique advantages unavailable in most urban locations so near to Manhattan.

The Brownstones, at Port Imperial

The Brownstones at Port Imperial are a nice alternative for those not interested in buying the 150 year old brownstone and restoring it.  These 42 modern row houses were constructed about 2 to 3 years ago and originally sold for between $1.1 million and $2.5 million.  Some units have elevators and all units have handsome amenities with views of the Hudson River and the Manhattan skyline.  The smaller townhouses are approximately 2700 square feet and the larger townhouses are as much as 4500 square feet.  On the secondary market be prepared to pay between $1.7 and $3.0 million.  Real estate taxes will run you $30,000 to $75,000 annually depending on the townhouse.  Port Imperial is located in Weehawken on the Hudson River.

Three Towers Planned For Power House Art District, JC

Three new towers are planned for the Power House Art District (PAD) in Downtown Jersey City, 25, 30, and 40 stories high.  Removal of a coblestone street is needed to allow for a plaza where there will be a theater and gallery.  The Powerhouse Arts District Neighborhood Association (PADNA) is concerned about the density of the district and about having too many high rise buildings in the area.  The old Hudson and Manhattan Powerhouse building on Washington Boulevard (picture below) is slated for being turned into a shopping complex.
